Applying for one of our properties is quick and easy! We require all adults (18+) to submit a rental application, and here’s what you’ll need:

Application Fee: $65 per adult.

Identification: A clear, current government ID.

Proof of Income: Income must be at least three times the monthly rent. Acceptable documents include pay stubs, bank statements, or tax returns.

Pet Information: If pets are allowed, you’ll need to complete a pet screening. A pet deposit may apply.

Once your application is submitted and reviewed, we’ll get back to you quickly with an update on your approval status.

What is Racine Properties' pledge to tenants?

At Racine Properties, we hold ourselves to a very high standard and strive to provide the best experience for our tenants. Here’s our pledge to you:

  • We will ensure your home is clean, safe, and ready when you move in.

  • We will follow the terms of the lease agreement.

  • We will be your advocate, providing support as needed.

  • We offer convenient payment options.

  • We follow all federal, state, and local laws.

  • We provide quality maintenance services in a timely manner.

  • We may not always give you the answer you want, but we’ll do our best to explain the reasoning.

  • We will provide you with a tenant portal for paying rent, submitting maintenance requests, and communicating with our team.

We ask our tenants to:

  • Pay your rent on time.

  • Treat the property as if it were your own.

  • Complete minor and seasonal maintenance tasks (such as replacing light bulbs or cleaning vents).

  • Submit maintenance requests promptly if something needs attention.

  • Change smoke alarm batteries twice a year and check them monthly.

  • Keep the property clean inside and out.

  • Do not paint unless you have approval to do so.

To apply for a rental property, all adults (18+) must submit their own rental application. Please note the following:

  • Application Fee: $65 per adult.

  • Online Applications: Applications can be made online. Please use the “Apply” link next to the property listing of your choice or click here.
     
  • Identification: A clear copy of a current, valid government ID must be submitted.

  • Animals: Pets may require additional screening, a pet deposit, and/or a pet fee. Assistance animals must also submit a request at no charge.

  • If you fail to meet any of the above criteria, compensating factors like an additional security deposit or a co-signer (guarantor) may be required.

We require verifiable income of at least 3 times the monthly rent. The acceptable documents are:

  • The last two pay stubs (if paid bi-monthly) or the last four (if paid weekly).

  • A job transfer letter (if you are new to the area).

  • The last three monthly bank statements with deposit history.

  • The most recent tax return.

Credit History:
We do not approve applicants with credit scores below 480 or any unpaid utility bills, landlord debts, or personal loans. We do not use third-party credit scores (e.g., Credit Karma or MyFico); we use credit reports from major credit bureaus.

Rental History:
Applicants with a history of evictions in the past 5 years will not be approved. Rental history must be verifiable. If you have no landlord reference, a double security deposit may be required.

We do not approve applicants with a history of:

  • Offenses involving bodily harm.

  • Illegal manufacturing or distribution of controlled substances.

  • Intentional damage or destruction of property (e.g., arson).

  • Any sexual offenses or registered sex offenders.

  • Active, unresolved criminal cases.

 

Applicants with a criminal record related to the above offenses will not be considered.

Any application containing false or misleading information will be automatically declined. This includes submitting an application on behalf of someone else. We take the integrity of our application process seriously.

Maintenance requests can be submitted easily through an online request form.

We want your move-out process to be as smooth as possible. Please review our Move-Out Information and Move-In/Move-Out Checklist to understand your responsibilities during this process. This includes cleaning expectations, final inspections, and returning keys.

If your move-in date needs to be adjusted, please contact us immediately. We’ll work with you to accommodate any changes based on property availability and lease terms.

Rent can be paid through the Tenant Portal for convenience. We offer multiple payment options to ensure your experience is simple and hassle-free.

Each lease includes a Property Upkeep Addendum that guarantees the home will remain habitable and fit for living. It outlines our responsibilities as well as your role in maintaining the property during your lease term.

We believe that all tenants deserve a livable home. Racine Properties is committed to maintaining properties to the highest standards, which is why we have a clear Maintenance Pledge that ensures the habitability of your home throughout your lease.


Our Maintenance Pledge ensures the following:

  • Building Safety: We keep the basic structural elements of the property (floors, stairs, walls, and roofs) safe and intact.

  • Essential Systems: Electrical, plumbing, heating, ventilation, and air-conditioning systems are kept in working order.

  • Water & Heat: We provide access to cold and hot water and ensure heating is available in reasonable amounts.

  • Trash & Waste: We provide access to trash receptacles and trash pick-up services.

  • Environmental Hazards: We manage known environmental hazards (e.g., lead paint dust, asbestos) to prevent any risk.

  • Security: We ensure the property is reasonably safe from foreseeable criminal intrusions.

  • Vermin Control: We promptly address any rodent or vermin infestations as stated in the lease.
