What does property management cost?

We offer flexible pricing based on the level of service you need. For full-service management, our Premium Leasing plan is 10% of the monthly rent and includes rent collection, maintenance management, and more. Contact us for a custom quote based on your needs!

Our tenant screening process includes background checks, credit history checks, rental history verification, and criminal background screening to ensure you get the most reliable tenants.

We conduct quarterly inspections to ensure the property remains in top condition and that tenants are adhering to the lease agreement.

Each lease includes a Property Upkeep Addendum that guarantees the home will remain habitable and fit for living. It outlines our responsibilities as well as your role in maintaining the property during your lease term.

We believe that all tenants deserve a livable home. Racine Properties is committed to maintaining properties to the highest standards, which is why we have a clear Maintenance Pledge that ensures the habitability of your home throughout your lease.

Our Maintenance Pledge ensures the following:

  • Building Safety: We keep the basic structural elements of the property (floors, stairs, walls, and roofs) safe and intact.

     

  • Essential Systems: Electrical, plumbing, heating, ventilation, and air-conditioning systems are kept in working order.

     

  • Water & Heat: We provide access to cold and hot water and ensure heating is available in reasonable amounts.

     

  • Trash & Waste: We provide access to trash receptacles and trash pick-up services.

     

  • Environmental Hazards: We manage known environmental hazards (e.g., lead paint dust, asbestos) to prevent any risk.

     

  • Security: We ensure the property is reasonably safe from foreseeable criminal intrusions.

     

  • Vermin Control: We promptly address any rodent or vermin infestations as it is stated in the lease.

Racine Properties officially opened on August 3, 2020. The Racine’s retired from the United States Air Force in 2018 and returned to the Upstate. Katie has a Master’s Degree in Project Management from the University of Maryland (2008) and over 25 years of experience managing people and multi-million dollar assets as a senior leader in the Air Force. Katie is certified as a Property Manager-in-Charge by the South Carolina Real Estate Commission. The Racine’s are excited to continue to grow their own real estate investment portfolio alongside other investors in the Upstate.

While we do have a basic management agreement template, all management agreements are individually tailored to the owner and the property. We would love to chat with you in person or virtually to answer any questions you may have.

We would love to do a rental analysis on properties that serious real estate investors are interested in adding to their portfolio. Please call (864) 650-4424 or email us (info@racinepropertiesllc.com) to provide information on the property. We try to turn these around within 48 hours.

We have devoted significant time to perfecting our rental property photographing techniques to ensure they are clean and bright. We provide professional photos of all properties, regardless of which plan you choose. If this is something you are interested in, please let us know when we discuss your management plan.

We hope you are more than satisfied with our work, but if you do not feel we are a good fit for your investment, we allow owners to cancel management with us at any time for any reason with 30 days’ notice.

We strive to help as many rental property owners as we can, but we are selective in the properties we choose to take under management. As we continue to develop our portfolio of properties, we have defined standards that our properties must meet. We will not take on a property if the owner is not willing to meet these standards or adequately maintain his or her unit. Sometimes, we will deny management of a property based on its locality due to crime rates. The safety of our personnel in the field is very important to us. Locality plays a factor in the rentability of a unit as well. If we feel we cannot lease a property for any reason, we will tell you. If the reason is a feasible repair, we will encourage you to make those corrections and then reconsider our management decision. If the problem is not correctable, we will politely decline the opportunity.

Racine Properties offers each owner access to our computer software via an owner portal. Access is allowed 24/7 and gives owners access to rent rolls, paid and unpaid bills, financial statements, and work orders.

Racine Properties makes owner distributions by the 15th of each month via ACH (or the following business day). It may take up to 3 business days to post to your account.
